Welcome Bulgaria

Situated in Southeastern Europe, Bulgaria occupies the northeastern part of the Balkan Peninsula. The country’s total territory is 111,000 sq. km. It has a 378 km borderline with the Black Sea to the east. Bulgaria also neighbors Macedonia and Serbia and Montenegro to the west, Romania to the north and Greece and Turkey to the south. Bulgaria possesses a varied relief, in the altitude range from 0 to 2,925 m. Its territory includes part of the lower Danube Plain, The Balkan Range – part of the Alpine-and-Himalayan chain, part of the Thracian lowland and to the south – the mountain structures of the Macedonian-Thracian massif. The predominant climate in Bulgaria is moderate and transitional continental with plenty of sunlight days per year. There are four seasons, with warm summer and snowy winter. The average yearly temperature is 10.5 °C. The Bulgarian mountains which occupy half of the country’s territory, are easily accessible, and are a prime destination for both winter and summer tourist activities, including skiing, hiking, fishing, canoeing. The major mountain ranges are Rila, Pirin, Rhodope and Stara Planina. Mussala peak in the Rila mountain range is the highest point on the Balkan peninsula.Much of the Black sea coast is covered by long beaches with fine white sand. The sea itself is non-tidal, less salty and warmer than the Mediterranean. The tourism sector has flourished in recent years and holds a firm lead in the Bulgarian economy.

The country offers a mixture of quiet rural scenery and villages that have preserved their unique spirit of old times, and modern cities pulsating with the rhythm of growing business activity and ever changing fashions. Regardless of your mood and interests, you will always find something intriguing and fascinating in this small piece of land.

Bulgaria is famous for its natural hot mineral water springs – 1600 of them altogether. They present excellent opportunities for health tourism. The country is very rich in ancient monuments and artifacts from different epochs in its 1300 year old history and beyond. Thracians, Romans, Slavs, Greeks and Turks have left their mark and heritage to be appreciated by locals and tourists alike. The country has 9 UNESCO World Culture Heritage sites. Bulgaria is a NATO – Full member since 2004 and official EC – Full member since january 2007! Bulgaria is a politically stable country, and the introduction of a currency board in 1997 stabilised the country's economy. Most of the Bulgarian laws are harmonized with the European Union legislation. Bulgaria has one of the most liberal foreign investment laws in the region. Foreign investment typically assumes one of the following forms: establishing a joint venture with existing companies, state-owned or private; acquiring a company through privatization; setting up a new (green field) venture; or making a portfolio investment.

Foreign investors can purchase property in Bulgaria directly or through a local company. Only Bulgarian-resident individuals and entities can own land, while non-residents personally may acquire only buildings. Therefore if foreign citizens want to invest in property in Bulgaria, they must register a Bulgaria based company (something that we fully assist with). As soon as the company is registered any properties / property in Bulgaria may be purchased to the company name. The most common type of organization for foreign investors is a limited liability company. Other forms are companies limited by shares (joint stock companies), joint enterprises, business associations, general partnerships, limited partnerships, and sole proprietorships.

The law does not limit the extent or amount of foreign participation in companies. Foreign individuals and companies can open unlimited number of accounts in any Bulgarian banks, in any hard currency or the local Bulgarian Levs. The main law in Bulgaria- Constitution is changed since the beginning of 2007  and came in force the contract for accepting Bulgaria as a member of European Community. According to Chapter 6, part III, items 1 and 2 of the Contract- “Free changing of capitals”  all foreigners who wish to acquire property in Bulgaria will be legally able to own a house plot in BG, so registering a local company will be needed in a certain cases depending on your own personal plans. Soon is expected Bulgaria and European Council to start discussing changes concerning the period of 5-7 years of acquiring property  according to the Contract to be restricted or fully eliminated. However we strongly advise you not to wait until the law is changed, as it is expected that this will give even a stronger influence to the property prices by different methods and they will suddenly go up.
